Exterior Work Continues on 44-54 Ninth Avenue in Chelsea, Manhattan 


Renovation and expansion work continues at 44-54 Ninth Avenue, an eight-story office and retail building at the confluence of Chelsea, the Meatpacking District and the West Village. Designed by BKSK Architects for Tavros Capital, the project involves the restoration of a row of landmarked townhouses and the construction of a new office structure above. Broadway Construction is the general contractor for the property, which is alternately addressed as 351-355 West 14th Street and is located at the intersection of West 14th Street and Ninth Avenue.

Much of the building was covered in scaffolding and construction netting at the time of our last update in mid-April. Since then, the upper part of the scaffolding has been partially dismantled, exposing the glass curtain wall of the new office volume. Work has not yet begun on the installation of the bronze-colored metal grating on the facade, but could begin in the coming weeks.

We can also see more hand-laid redbrick envelopes on the renovated low-rise townhouses, which have more metal roofing covering their pitched roof lines.

The rendering previews the scope of the renovation of the townhouses that line West 14th Street and Broadway. The pitched roofs will have a series of short chimneys and feature new black asphalt shingle siding. The commercial facade at ground level offers a dark appearance contrasting with the red brick masonry walls. The westernmost section of the structure will have balconies and pairs of shutters on both the second and third floors, which will be reserved for new office space. The commercial space would occupy both the ground floor and the cellar.
